Q: How does the rebate program work?

A: Real Estate commissions are paid by the seller and split between the agent representing the seller and the agent representing the buyer. We share the commissions paid to us with you.

Q: Does it cost me anything to use your service?

A: No. In fact, you make money when you use us as your buyer's agent

Q: Can I receive a cash rebate on new homes?

A: Many builders do offer full commission to buyer's agents. They do require that the agent be present on the first visit to register the buyer. Call us and we will accompany you on your first visit.

Q: What if I don’t want to use a realtor?

A: You pay the same price for a home whether you use a realtor to represent you or not. Here is how it works: listing agents (the agent selling the house) charge sellers a commission, which is then spilt between the listing agent and the buyer's agent. If the buyer has no agent then the listing agent keeps both sides of the commission. When you use us as your agent, we share that commission with you.

Q: What if I find a house by attending an open house?

A: No problem, just inform the listing agent that you are being represented by an agent already and we will write the offer for you.

Q: How can you afford to give a rebate?

A: We use technology effectively to help reduce our costs. Instead of having an agent drive you from home to home, we provide you with the tools to search the MLS. Once you find a home online, drive by the property to make sure the home and area suit your needs. Then, call us and we will schedule an appointment to view the interior and back yard.

Q: Why don’t other realtors give rebates?

A: There are a number of reasons agents do not give rebates: usually the agents have to give a large portion of their commission to their office; the time and work associated with locating the right property, etc. We, at ihomerebate.com, have made the home shopping experience much more efficient through effective use of technology.

Q: Are rebates legal?

A: Rebates are legal as long as they are given to the principals involved in the transaction (buyer or seller). There are some states that prohibit rebates but most do not.

Q: What kind of service can I expect from you?

A: Our goal is to become your realtor for life. We try to surpass your expectations on every real estate transaction.

Q: Is this rebate program available to anyone?

A: Our program is not for everyone. We do ask that you are comfortable using the web and email. You can browse the MLS, receive new listing alerts or become a VIP buyer. Once you find your home, we will be there every step of the way.

Q: When will I get the rebate?

A: Rebates are given through escrow at closing. You will see an item (credit from agent) on your closing statement with the rebate amount.
